We are a partnering with leading property developer. They are looking for an experienced and results-driven Sales Manager to lead the sales and marketing efforts for exciting new first-hand residential project. This is a critical role responsible for formulating sales strategies, prepare sales documentations and ensuring full compliance with the relevant Residential Properties Sales Ordinance. about the job.
- Formulate and implement comprehensive sales and marketing strategies, pricing tactics, and sales arrangements to maximize sales volume and achieve aggressive sales targets.
- Team Leadership: Lead, mentor, and motivate the internal sales team and external sales agents, ensuring high performance, professional service standards, and a deep understanding of the project.
- Ensure all sales operations, advertising, sales brochures, price lists, and documentation (e.g., PASP and ASP processing) strictly comply with the Residential Properties (First-hand Sales) Ordinance and all related regulations.
- Take the lead in coordinating and executing all aspects of sales launch activities, including agent briefings, show flat operations, and on-site sales administration.
- Conduct feasibility studies and ongoing market research to provide competitive analysis and market insights to senior management for project development and pricing decisions.
- Act as a key liaison between the sales team and other departments, including Legal, Marketing, Finance, and Project Development, to ensure a smooth transaction process from launch to property handover.

- Bachelor's degree in Real Estate, Business Administration, Marketing, or a related field is preferred.
- Minimum 6-8 years of progressive experience in property sales, with significant exposure to first-hand residential projects from a developer's perspective.
- Excellent knowledge of the Residential Properties (First-hand Sales)
- Strong strategic planning, negotiation, and excellent communication skills.
- Proficiency in written and spoken English, Cantonese, and Mandarin
