Technical Services Head - Commercial/Retail Portfolio (Hong Kong)

They are seeking a Technical Services Head to lead their facility management and engineering operations. This is a strategic leadership role designed for a seasoned professional to oversee large-scale portfolios, drive technical excellence, and lead asset enhancement initiatives (AEI) for top-tier properties.

You will report directly to the Senior Management/General Manager and work closely with leasing and project teams to ensure the long-term value and performance of the commercial assets.

Lead and oversee the full spectrum of technical and facility management services for a major commercial and retail portfolio.
Develop and implement long-term maintenance strategies, including preventive maintenance and lifecycle replacement programmes.
Manage large-scale Asset Enhancement Initiatives (AEI) and renovation projects from technical feasibility to execution.
Formulate and monitor annual CAPEX and OPEX budgets, ensuring cost-effectiveness without compromising quality.
Supervise external consultants and contractors to ensure works comply with safety, quality, and environmental standards.
Review and update Standard Operating Procedures (SOPs) to align with the latest industry regulations and group policies.
Drive sustainability initiatives, including energy saving, carbon reduction, and green building certifications (e.g., BEAM Plus, LEED).
skills & experience required.
Bachelor’s degree or above in Building Services Engineering, Mechanical Engineering, Electrical Engineering, or a related discipline.
Professional qualification such as MHKIE, MCIBSE, or RPE is highly preferred.
Minimum 15 years of experience in technical FM or engineering management within the real estate sector, with at least 8 years in a senior leadership capacity.
Proven track record in managing large-scale commercial complexes or high-traffic retail malls.
In-depth knowledge of Hong Kong building regulations, EMSD codes, and health and safety legislation.
Strong leadership, interpersonal, and stakeholder management skills.
Excellent command of spoken and written English and Cantonese is mandatory.
